3 Crucial Things To Check Before Selling Your Home

Regular readers will know we’ve written about the overlooked steps when buying a house. But, have you considered the overlooked elements of selling a home? If you think you can just list your house on the market and wait for buyers, you are very wrong! It can be a lengthy process with lots of headaches if you’re not careful. 

The secret is getting your house ready for sale. It needs to be presented to the market in the best possible condition. As a result, you maximize the interest in your property and can drive the asking price up. With that in mind, there are some crucial things to check before selling your home. Again, these are often overlooked - so let’s check them out today: 

Windows

Never neglect the windows when selling your property. Healthy windows will be double-glazed (at the very least) and managed to insulate the house. Unhealthy windows may have rotten fixtures and let air leaks out. This can cause all sorts of problems for future owners, making it unlikely you’ll sell your home for as much as you hope. 

Check the windows for any signs of wear and tear. If they’re completely gone, you’ll need to look into home window replacement before listing your house on the market. There’s a much greater chance of selling a house with brand new windows vs one with old and decaying ones!

Damp/Mold

Damp and mold go hand in hand as dampness causes mold spores to grow. Your house might have lots of dampness or mold hidden in places without you realizing it. Head to the attic and look at the floor or ceiling to see if water leaks have caused dampness that’s then spawned mold. 

Those of you with a traditional furnace should also check this out as it’s known for hiding damp or mold spores. The heat from the furnace can create condensation and the perfect atmosphere for mold to grow. Call a furnace repair technician if you do spot any signs of mold - they can fix your furnace to ensure it doesn't happen again. 

Selling a mold-ridden house is a hard task because prospective owners will know they have lots of work to do before they can move in. Check all four corners of your home for this problem - bring in a surveyor to do it for you. If you find any, remove it so your house is ready for the marketplace. 

Leaks

While you’re checking the windows and looking for signs of dampness/mold, you should also look for leaks. If there is excessive dampness in your house, there’s a chance you could suffer from water leaks somewhere. These could come from holes in your roof causing rainwater to come in - or cracked pipes hiding in your walls. 

Regardless, always look for leaks as they can ruin the chances of selling your home for a good price. Remember, buyers will send their own people around to survey your house and check things thoroughly. If you’ve not checked for leaks - but they find one - it reflects poorly on you and can ruin a sales opportunity. 

Clearly, there are other things to check and look out for when selling your home. The three things above are commonly glanced over and forgotten, leading to major issues. Ensure you check all of them to keep your property in the best possible condition when planning
